Position Overview

As the Apartment Maintenance Supervisor, you will oversee the day-to-day maintenance operations of the property while leading and supporting the maintenance team. This position is responsible for ensuring all units, amenities, and common areas are maintained to the highest standards, while delivering timely, professional service to residents.

The ideal candidate is a proactive leader with strong troubleshooting abilities, excellent organizational skills, and the ability to balance both supervisory responsibilities and hands-on maintenance work.

Key Responsibilities

• Supervise and coordinate daily maintenance operations and team activities
• Assign, prioritize, and monitor completion of work orders
• Oversee and assist with unit turns, ensuring apartments are move-in ready on schedule
• Troubleshoot and perform repairs across HVAC, plumbing, electrical, appliance, and general maintenance systems
• Implement and manage preventative maintenance programs
• Maintain the overall cleanliness, safety, and appearance of the property and grounds
• Monitor inventory, tools, and supplies, ensuring availability and proper usage
• Ensure compliance with company policies and all applicable safety regulations
• Provide professional and responsive communication with residents and property management

Qualifications

• Previous experience in apartment or multifamily maintenance required
• Supervisory or lead experience strongly preferred
• Strong knowledge of HVAC, plumbing, electrical, and general maintenance trades
• Proven ability to lead a team and manage workflow efficiently
• Excellent troubleshooting, organizational, and time management skills
• Strong customer service and communication abilities
• EPA certification preferred
• Must have access to basic maintenance tools
