Apartment Maintenance Supervisor (Part-Time)

Pay: $25.00 per hour

Schedule: 20 hours per week (ideally two full days and one half day)

Position Overview

BG Staffing is seeking an experienced and detail-oriented Apartment Maintenance Supervisor to support a well-maintained residential property in Quincy, Massachusetts. This part-time role is ideal for a hands-on maintenance professional who takes pride in property appearance, preventative care, and responsive service to residents and governing board members.

The Maintenance Supervisor will oversee daily building operations, perform routine and preventative maintenance, coordinate vendors and contractors, and ensure the property is safe, clean, and operating efficiently year-round.


Key Responsibilities

Property & Grounds Maintenance

  • Conduct daily inspection tours of the building and grounds, identifying and addressing maintenance needs.
  • Perform routine maintenance and general repairs to common areas.
  • Police the grounds, including perimeter walks, garage, upper deck parking areas, and removal of debris.
  • Maintain entries, lobbies, steps, walkways, garage, garage door, signage, directories, and mailboxes.
  • Replace burned-out interior and exterior common area lighting.
  • Water outdoor plants in the designated planter near the main entry (no irrigation system).
  • Ensure proper operation and upkeep of common doors, locks, and security measures.
  • Maintain proper inventory of maintenance supplies and equipment.
  • Secure all building and unit keys at all times.

Preventive Maintenance & Building Systems

  • Develop and maintain a routine preventive maintenance schedule in coordination with the Property Manager.
  • Inspect roof areas regularly, clean roof drains, and report deficiencies requiring repair.
  • Monitor and maintain common heating, air conditioning, and ventilation systems, including thermostat settings.
  • Inspect utility rooms, trash rooms, compactor/dumpster areas, laundry room, and parking areas.
  • Maintain files including unit occupant contact information, vendor lists, and operational documents.

Vendor & Contractor Coordination

  • Schedule, supervise, and coordinate vendors and contractors while on site.
  • Oversee the cleaning contractor and/or cleaning staff to ensure quality and consistency.
  • Coordinate laundry vendor services and collections.
  • Communicate expectations clearly and ensure all contracted services are performed according to agreement.

Resident & Board Support

  • Respond promptly to service requests from unit owners and trustees.
  • Receive packages and monitor their distribution to owners.
  • Attend regular or monthly Governing Board meetings and the Annual Association Meeting when requested.
  • Complete special projects as assigned by the Governing Board or Property Manager.

Emergency Response

  • Respond immediately to all building emergencies.
  • Answer pages promptly and return emergency calls from residents or Governing Board members without delay.
  • Coordinate and participate in emergency on-call coverage as needed.

Winter Operations

  • Oversee and/or perform snow removal during winter months, including:
    • Entrances, perimeter sidewalks, and priority walkways.
    • Clearing the platform in front of the main glass door and maintaining a safe passageway to West Squantum Street (7:00–9:00 AM).
  • Coordinate with the contracted snow removal vendor (Nicholls), communicate priority areas, and ensure contract compliance.
  • Monitor timely plowing and shoveling of surrounding sidewalks, visitor parking areas, and the alley outside the garage entrance.
  • Perform supplemental shoveling between vendor visits when necessary to maintain safety.

Qualifications

  • Prior experience in apartment, condominium, or building maintenance preferred.
  • Strong working knowledge of general building systems, preventive maintenance, and repairs.
  • Ability to work independently, prioritize tasks, and respond calmly in emergency situations.
  • Excellent communication and coordination skills when working with residents, board members, vendors, and management.
  • Reliable, detail-oriented, and safety-conscious.
  • Ability to perform physical tasks including walking the property, lifting, shoveling snow, and basic repairs.
