Position Overview

As the Apartment Maintenance Supervisor, you will oversee all aspects of property maintenance, ensuring efficient operations, high-quality workmanship, and adherence to safety standards. You will be responsible for managing maintenance staff, coordinating daily tasks, and maintaining the overall condition and functionality of the community.

This role is ideal for a hands-on leader who can balance technical expertise with strong organizational and leadership skills.

Key Responsibilities

• Supervise and support the maintenance team, assigning and prioritizing daily work orders
• Oversee completion of service requests, ensuring they are handled promptly and professionally
• Coordinate and manage unit turns, ensuring apartments are move-in ready on schedule
• Perform and oversee repairs in areas including HVAC, plumbing, electrical, appliances, and general carpentry
• Implement and monitor preventative maintenance programs
• Ensure the property, common areas, and grounds are clean, safe, and well-maintained
• Manage inventory, supplies, and maintenance budgets as needed
• Ensure compliance with all safety regulations, policies, and procedures
• Provide excellent service and communication with residents and property management

Qualifications

• Prior experience in apartment or multifamily maintenance required
• Previous supervisory or lead maintenance experience strongly preferred
• Strong working knowledge of HVAC, plumbing, electrical, and general maintenance trades
• Proven ability to lead a team, manage workflows, and meet deadlines
• Excellent problem-solving, organizational, and communication skills
• Ability to work both independently and as part of a team
• EPA certification preferred
• Must have access to basic maintenance tools
