Coverage Area: Hopewell • Richmond (multiple communities incl. Northside) • Fredericksburg – North of RVA • Stafford – North of RVA


Schedule: Full-time • On-call rotation as needed


Be the go-to problem solver. You’ll float to communities that need leadership—keeping work orders moving, turns on schedule, and curb appeal top-notch while coaching onsite techs.


What You’ll Do

  • Lead daily maintenance at assigned community for the day; set priorities for work orders, make-readies, and preventive maintenance.
  • Perform/oversee HVAC, electrical, plumbing, carpentry/paint, appliance repair, pool care, and general building repairs.
  • Inspect vacants, buildings, grounds, and common areas; drive safety and curb appeal.
  • Order parts & manage vendors; code/submit invoices; support budget planning and adherence.
  • Train/coach maintenance team members; help enforce safety practices and SOPs.
  • Partner closely with the Property Manager on projects, spend, and timelines; keep clean records and schedules.
  • Jump into special projects, emergencies, and seasonal tasks as communities require.

What You Bring

  • HS/GED plus 2–3+ years of apartment/residential maintenance (lead/supervisory experience preferred).
  • Solid hands-on skills across HVAC, electrical, plumbing, carpentry/paint, appliances; able to read basic plans/drawings.
  • Valid Virginia driver’s license and insurance; reliable transportation to travel among the listed communities.
  • Comfortable with Microsoft Office and basic work-order/PM software.
  • Able to lift 50 lbs, climb ladders/roofs, and work indoors/outdoors; available for on-call/occasional weekends or holidays.
  • Nice to have: EPA Type II/Universal, CPO, vendor management experience.
