Property Manager

BG Staffing is actively seeking an experienced and motivated Property Manager for a well-established 55+ tax credit community located in Greenfield, Indiana. This is an excellent opportunity for a property management professional looking to join a supportive team and make an immediate impact at a thriving residential community.
Position Overview
As the Property Manager, you will be responsible for overseeing the daily operations of a 131-unit senior housing community with approximately 15 apartment homes remaining to lease. The ideal candidate will have prior Tax Credit (LIHTC) experience, strong leadership skills, and a resident-focused approach to property operations.
You will work alongside an existing Assistant Property Manager and supervise a Maintenance Technician who reports directly to the Property Manager. This role offers the opportunity to showcase your leasing, compliance, resident relations, and operational management expertise while helping the community achieve and maintain occupancy goals.
Schedule
- Monday through Friday
- 9:00 AM to 5:00 PM
- Some schedule flexibility may be available based on property needs
Compensation
- $22.00 - $23.00 per hour
- Weekly pay through BG Staffing
- Temp-to-hire opportunity with long-term potential
Responsibilities
- Oversee all day-to-day property operations
- Manage leasing activity and work toward full occupancy
- Ensure compliance with Tax Credit (LIHTC) regulations and documentation requirements
- Supervise onsite staff, including maintenance personnel
- Coordinate resident communications and provide exceptional customer service
- Process applications, certifications, renewals, and move-ins/move-outs
- Monitor property performance and maintain accurate records and reporting
- Collaborate with ownership and regional management to achieve community goals
- Address resident concerns and maintain a positive living environment
Qualifications
- Previous Property Manager experience required
- Tax Credit (LIHTC) experience required
- Strong leasing and occupancy management skills
- Excellent communication and customer service abilities
- Ability to multitask and manage priorities in a fast-paced environment
- Professional, organized, and detail-oriented
- Reliable transportation required
