SENIOR PROPERTY MANAGER

Location: Atlanta, GA

Pay: $110,000 - $120,000 + bonus


**MUST HAVE INDUSTRIAL COMMERCIAL REAL ESTATE EXPERIENCE**


Key Responsibilities

Portfolio Leadership & Team Development

Lead and develop property management team members, setting clear expectations and fostering a collaborative, accountable team environment.

Provide guidance and mentorship to junior staff while elevating overall team performance and consistency.

Partner cross-functionally with Asset Management, Leasing, Construction, and Accounting to ensure alignment on asset-level priorities.


Financial Performance & Value Creation

Own the financial performance of the Atlanta portfolio, including budgeting, forecasting, and variance analysis.

Identify and execute opportunities to improve NOI through expense management, operational efficiencies, and strategic decision-making.

Oversee CAM reconciliations, accruals, and reporting, ensuring accuracy and alignment with business plans.

Support leasing and renewal strategies through operational insights and tenant engagement.


Tenant Experience & Retention

Deliver a best-in-class tenant experience, serving as a primary point of contact for key relationships.

Proactively engage tenants to understand needs, address concerns, and support long-term retention.

Ensure seamless execution of tenant move-ins, move-outs, and ongoing service delivery.


Operations & Property Oversight

Maintain high-quality building operations through regular site visits, inspections, and preventative maintenance programs.

Oversee vendor relationships, contract negotiation, and service performance to ensure quality and cost efficiency.

Manage work order systems to ensure timely resolution and high tenant satisfaction.

Ensure compliance with all applicable codes, regulations, and company standards.


Capital Projects, Risk & ESG

Oversee capital and tenant improvement projects, including budgeting, bidding, execution, and closeout.

Coordinate closely with construction and asset teams to ensure projects are delivered on time and within budget.

Manage insurance compliance and claims processes across the portfolio.

Support sustainability and ESG initiatives at the property level.


Reporting & Stakeholder Partnership

Partner closely with Asset Management to execute portfolio strategy and achieve investment objectives.

Prepare and deliver timely, accurate reporting on financial and operational performance.

Provide insights and recommendations to support decision-making and continuous improvement.


Qualifications & Experience

Bachelor's degree preferred; equivalent experience considered.

8+ years of commercial or industrial property management experience, including portfolio responsibility.

Experience managing multiple assets within a regional portfolio preferred.

Strong financial acumen, including budgeting, forecasting, and CAM reconciliations.

Experience leading or mentoring team members.

Proficiency in MRI or similar property management systems; strong Excel skills preferred.

CPM, RPA, or similar designation (or in progress) preferred.

Work Environment & Travel

Hybrid work model with a mix of office, field, and remote work.

Regular travel within the Atlanta region for property visits, tenant meetings, and vendor coordination.

Occasional travel outside the region as needed.

Ability to work in both office and active property environments, including construction sites.
