Senior Property Manager (Contract)

Assignment Duration: Mid-May through September (approximately 10–12 weeks)

Schedule: Monday – Friday, 8:00 AM – 5:00 PM with a 1-hour lunch

Work Environment: Hybrid schedule between the assigned properties and Corporate Office

Portfolio: Mixed-use portfolio consisting of office, industrial, medical, and an office association totaling approximately 900,000 square feet

Compensation: $95,680-$120,640 potential bonus eligibility.

Job Description

The Senior Property Manager is responsible for the day-to-day implementation of policies and procedures that ensure well-managed, well-maintained properties. This role emphasizes responsive tenant relations, operational efficiency, financial oversight, and leadership of the on-site support team while aligning with ownership’s goals and objectives.

The Senior Property Manager is expected to provide exceptional customer service when communicating with tenants, prospective tenants, owners, and vendors, while maintaining a strong focus on operational productivity and results.


General Job Duties

• Respond to and resolve tenant requests and issues promptly and professionally.

• Provide oversight and direction to the Tenant Associate and Building Engineer supporting the portfolio.

• Assign work orders and coordinate with engineering and vendor teams to ensure timely and quality completion of work.

• Review and approve payables within Yardi Payscan or similar property management systems.

• Maintain and establish common area utility accounts with local providers.

• Oversee rent collection processes and coordinate with the Accounts Receivable department.

• Direct Tenant Associate in preparing tenant rent statements and posting cash receipts.

• Draft correspondence related to lease provisions including notices, defaults, certificates of insurance requests, and commencement letters.

• Maintain accurate lease files and property documentation in accordance with company policy.

• Assist with preparation of monthly financial reports and variance analysis.

• Support Regional Manager with annual operating budgets and tenant escrow projections.

• Assist with preparation of annual operating expense reconciliations.

• Oversee tenant billbacks including sub-meter readings, parking charges, after-hours HVAC, electricity, and tenant improvement overages.

• Coordinate tenant move-ins and move-outs.

• Support lease administration processes alongside the Tenant Associate.

• Obtain vendor bids, negotiate contracts, and oversee capital improvements, repairs, and tenant improvement projects.

• Manage third-party vendors providing services such as landscaping, janitorial, security, fire/life safety, and elevators.

• Conduct routine property inspections and tenant space walkthroughs to ensure lease compliance and property standards.

• Assist with acquisitions, dispositions, and due diligence efforts as needed.

• Participate in tenant engagement initiatives including events and property communications.

• Perform additional responsibilities as required by the Asset Manager or Regional Director.


Other Requirements

• Minimum 5+ years of Commercial Property Management experience with exposure to office, medical, industrial, or retail properties.

• Experience managing multi-property portfolios preferred.

• Proven leadership experience supervising support staff or property teams.

• Availability for after-hours emergencies if needed (overtime applicable).

• Must provide after-hours contact information; cell phone reimbursement up to $75/month.

• Professional designations such as RPA, CMA, CPM, CMCP, or CCIM preferred.

• Membership in BOMA or IREM preferred.

• State Real Estate License is a plus.

• Proficiency with Microsoft Office (Word, Excel, Outlook, SharePoint, Teams).

• Experience with property management software such as Yardi, MRI, or AppFolio preferred.
