Property Manager – Affordable Housing (Wilmington, CA)

Pay: $26–$28/hr DOE • Schedule: Mon–Fri, 8:30–5:00 • Assignment: Contract

We’re hiring an experienced Affordable Housing Property Manager to oversee a multifamily community in Wilmington (90744). This role requires strong LIHTC/HUD compliance skills and a resident‑focused approach.

What You’ll Do

• Lead all annual/interim recertifications and maintain full LIHTC & HUD compliance
• Keep resident files audit‑ready for TCAC and investor reviews
• Manage PBV/TBV vouchers and HAP tracking
• Drive leasing performance, reduce vacancies, and manage waitlists
• Oversee budget, P&L, and NOI‑focused business plans
• Ensure compliance with California landlord‑tenant laws, AB 1482, and Fair Housing
• Support onsite teams and partner with maintenance on unit turns and property standards

What You Bring

• Required: Hands‑on LIHTC + HUD experience
• Strong knowledge of California & Los Angeles housing laws
• Proven ability to lead operations, compliance, and resident services
