The Property Manager will lead a site team that includes administrative and maintenance personnel with light travel between the properties and oversee the daily operations and long-term success of the properties. The ideal candidate is highly organized, professional, financially savvy, and committed to ensuring full occupancy, timely rent collection, and compliance with all housing regulations. This role demands strong leadership, healthy customer service, problem-solving skills, and a dedication to providing a high-quality living experience for residents.
Key Responsibilities:
• Financial & Operational Oversight:
• Manage rent collection, bad debt, vacancy loss and lease renewals.
• Optimize rental income based on program requirements.
• Handle accounts payable to ensure timely payments.
• Proactively manage subsidy programs and housing partner relationships.
• Property & Maintenance Management:
• Conduct daily property inspections, ensuring safety and compliance.
• Oversee maintenance needs, work orders, preventive maintenance, and unit turnovers within company timeframes.
• Keep the property in inspection-ready condition at all times without the need for reactive staffing or excessive spending.
• Provide input on capital planning and cost-saving initiatives.
• Resident & Community Engagement:
• Deliver exceptional customer service to promote resident retention.
• Maintain waitlists, process re-certifications, and ensure compliance with occupancy requirements.
• Maintain a deep understanding of affordable housing program features (HUD, LIHTC, Public Housing ).
• Team Leadership & Development:
• Motivate staff to excel in property operations and resident service.
• Foster a culture of professionalism, customer service, and continuous improvement.
• Educate staff on Fair Housing laws, risk management, property inspections, vendor management, and technology tools (REALPAGE Onesite).
• Performance & Compliance:
• Ensure the property consistently meets financial and operational benchmarks.
• Maintain excellent property inspection results and compliance with all regulations.
• Improve resident satisfaction through responsive management and community engagement.
Qualifications:
• Minimum 3 years of progressive property management experience with a strong background in affordable housing.
• LIHTC Certificate is required
• Industry training credentials that demonstrate a solid understanding of rental housing programs.
• Strong leadership, financial management, and problem-solving skills.
• Ability to navigate transitional neighborhoods, work flexible hours when needed, and perform physical tasks such as climbing stairs, bending, and reaching overhead. Experience:
• Property management: 3 years (Required)
• Low Income Housing Tax Credit Certification (Required)
Job Type:
Full-time 8:30am-5:00pm Monday-Friday and One Saturday a month, half day
