Property Manager – Student Housing

Compensation: $80,000 base salary + 10% quarterly bonus

Location: Baton Rouge, LA


Overview

We are seeking an experienced Property Manager to lead the operations of a student housing community undergoing an exciting rebrand and renovation phase. This role is ideal for a hands-on leader who thrives in fast-paced environments, understands student housing dynamics, and is motivated by operational excellence, financial performance, and team development.

This is a full-time, exempt position reporting to a Regional Manager.


What You’ll Do

  • Lead overall property operations, ensuring strong financial performance, resident satisfaction, and team engagement.
  • Drive NOI by meeting or exceeding monthly, quarterly, and annual budget goals through revenue optimization and expense control.
  • Oversee all aspects of leasing, including marketing execution, pricing strategy, and competitive market analysis to maintain target occupancy.
  • Manage rent collections, delinquency mitigation, and compliance with landlord/resident laws, including legal actions when necessary.
  • Recruit, train, mentor, and develop a high-performing on-site team while fostering a positive and accountable culture.
  • Deliver exceptional resident service by monitoring service request completion, maintaining curb appeal and property standards, and proactively addressing concerns to support retention.
  • Ensure accurate and timely completion of all required operational and financial reports.
  • Identify operational or financial risks and collaborate with leadership to implement corrective action plans.
  • Act as the primary liaison between the property and corporate leadership.
  • Lead with adaptability and innovation during rebranding and renovation efforts.
  • Perform additional duties as assigned.

What You’ll Bring

  • High school diploma or equivalent required; bachelor’s degree in Business, Property Management, or a related field preferred.
  • Required state and local licenses or willingness to obtain them.
  • 3–7 years of progressive experience in student housing property management; prior Property Manager experience strongly preferred.
  • Experience with property management systems such as Entrata, OneSite, or YieldStar.
  • Strong proficiency in Microsoft Excel, including formulas, sorting, and data analysis.
  • Proven leadership, communication, and problem-solving skills with a track record of driving team performance and results.
