Commercial Senior Chief Engineer

Responsibilities
• Manage and schedule engineering personnel to fulfill day-to-day maintenance activities, as well as special projects and emergency situations.
• Monitors building system operations and performance by overseeing the maintenance and continuous operation of all building systems including: fire/life safety, building automation systems, mechanical (HVAC, chillers, boilers, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, light construction (painting, doors, locks), digital systems (fire alarm, duress, card access), and Audio/Visual services.
• Prepares the annual operations budget within specified operating parameters as well as periodic reports relating to prepared budget such as variance and forecasting reports.
• Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
• Consults with clients/tenants to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
• Assist in formulating and implementing a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Monitors building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
• Supervise engineering staff and promote the safe and effective use of labor resources.
• Oversees and inspects the work performed by engineering staff.
• Determines that work is complete, equipment is fully functional and client space is in good working condition.
• Responds quickly to emergency situations, summoning additional assistance as needed.
• Oversees, manages and coordinates all construction in and around buildings;
• Provides formal supervision to individual employees within single functional or operational area.
• Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies.
• Leads by example and models behaviors that are consistent with the company's values.
• Makes decisions and ensures decisions made with are done so with a thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
• Responsible for setting work unit and/or project deadlines.
• All other duties as assigned.
Qualifications
• 15+ years of progressive professional experience managing high rise Class A commercial office space over 500,000 square feet as a Chief Engineer
• A combination of experience and Building Owners & Managers Association (BOMA) certifications such as SMA, FMA, and/or RPA, are interchangeable for a BA/BS Degree.
• State/Local certifications or licenses for commercial engineers are required.
• Certifications preferred in HVAC/Refrigeration, Electrical, Mechanical, Process Controls, Mechanical Power Transmissions, and Plumbing.

• Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers and tenants. Ability to effectively present information.
• Proficient use of Microsoft Office Suite of products is required.
• Operate personal computer and other office equipment.
• The physical ability to stoop, stand , climb, and frequent lift a minimum of 50 lbs., as well as assist others in team lifting as necessary.
• Work in excess of 40 hours as business needs deem appropriate.
