Building Engineer – Commercial Office Buildings

Pay: $75,000 - $80,000

Location: Dallas, TX (Spring Valley)


**MUST HAVE COMMERCIAL REAL ESTATE OFFICE EXPERIENCE**


Objective: The candidate will operate and maintain all building grounds, equipment and systems. 


Job Duties: Duties include, but are not limited to:

  • Complies with all applicable codes, regulations, and governmental agency.
  • Perform preventative maintenance work on mechanical, electrical, plumbing and HVAC related equipment.
  • Inspects all building systems including fire alarms, HVAC, and plumbing
  • Complete work orders for service call requests by tenants. Respond to tenant complaints/request and follow up.
  • Monitor and maintain all records regarding all Fire & Life Safety items & inspections
  • Maintains tools and orders supplies as required for installation and repairs. Keeps logs, documents equipment repairs, closes work orders, tracks time accurately in reports and provides timely and constant communication with the Property Manager
  • Performs electrical repairs, carpentry, plumbing, gate repairs and locksmith tasks as needed.
  • Provide information for budget preparation
  • Performs other duties as assigned.

Education:

HS Diploma or equivalent


Skills for Success:

  • At least 3+ years of experience as a Building Engineer.
  • Ability to troubleshoot pneumatic HVAC control systems as well as BAS systems. Experience in HVAC/refrigeration trade is a plus.
  • Familiarity with Chiller, Cooling Tower, Air Handler, Pumps, valves, heating, ventilating and gate operations.
  • Excellent organizational skills to plan the PMs, read meters, schedule overtime air requests.
  • Familiar with all Fire/ Life Safety codes, systems, and procedures.
  • Locksmith skills.
  • Average computer skills to be able to run reports and manage Access, video surveillance, and BAS systems.
  • Knowledge of building electrical systems and being able to run conduits, troubleshoot fundamental electrical issues, Being a certified electrician is a plus.
  • Familiarity with Generator operations.
  • Knowledge of OSHA standards and local codes.
  • Must be able to foster positive relationships with all tenants, owners, staff, and vendors.
  • Excellent customer service skills, attention to detail, and ability to prioritize work.
  • Physically in shape to climb ladders, walk up over ten floors of stairs and lift at least 30lbs.
