About the role

We’re hiring a hands-on Maintenance Supervisor to lead a small team, own day-to-day operations, and keep our community running safely and smoothly. The ideal leader isn’t afraid to roll up their sleeves—balancing coaching, scheduling, and vendor management with in-unit repairs, turns, and preventative maintenance.


What you’ll do

  • Lead by example: work alongside techs to complete service requests, turns, and preventative maintenance on schedule (SLAs met/exceeded).
  • Prioritize, assign, and QA daily work orders; ensure accurate documentation in the work order system.
  • Build and coach a high-performing team through training, safety talks, and clear expectations.
  • Diagnose and repair common building systems: HVAC, electrical, plumbing, carpentry, appliances, drywall/paint.
  • Own safety and compliance: enforce OSHA standards, lockout/tagout, code compliance, and property policies.
  • Oversee unit turns (punch lists, scheduling, inspections) to hit make-ready timelines.
  • Coordinate vendors (scopes, bids, scheduling) and manage inventory, tools, and parts.
  • Support budgeting and capital projects; identify and execute cost-saving preventative programs.
  • Participate in emergency/on-call rotation and respond to after-hours issues as needed.

What you bring

  • 3+ years of residential/multifamily maintenance experience, including 1+ year in a lead or supervisory role.
  • Strong troubleshooting across HVAC, electrical, plumbing, carpentry, and appliances.
  • Proven team leadership: coaching, scheduling, and performance follow-through.
  • Clear communication with residents, team members, and vendors; organized and detail-driven.
  • Familiarity with maintenance/work-order software (e.g., Yardi, RealPage, AppFolio) is a plus.
  • Certifications: EPA 608 Type II/Universal preferred; CPO a plus. Valid driver’s license required.
  • Ability to lift 50+ lbs, use ladders/power tools, and work in varied conditions.
