The Maintenance Technician assists with all aspects of the property’s maintenance, including the physical grounds, custodial, preventive, corrective, deferred and emergency.

This includes but is not limited to: • the preparation of units upon vacancy, including cleaning all rooms and appliances and refinishing floors • completing resident work orders and requests for service as assigned • sharing round-the-clock and emergency schedule for evening, weekend, and holiday on-call coverage in coordination with other maintenance staff and under the direction of Resident Manager. o When on call, you will receive the emergency cell phone, and will be expected to answer it 24/7, and be within 30 minutes of the property if necessary to respond to building emergencies. • Be aware of the condition and security of the property and report the same to the Resident Manager for immediate corrective action of any unsafe conditions. The Maintenance Technician must be able to: • Repair minor electrical problems. Install smoke detectors, lights, AC control panels, ceiling fans, etc., and change switches and receptacles • Repair minor plumbing problems. Clean stoppages and replace faucets, toilet parts, garbage disposals, small pipes, tub diverters • Provide appliance installation and troubleshooting/repairs • Repair/replace door locks and post office box locks • Assist in keeping the grounds neat and free of litter without direction, including daily watering seasonally as needed • Perform routine preventative maintenance duties, maintain logs
