Commercial Building Engineer

Direct Hire; $60K - $67K (hourly) plus 10% bonus

Denver, CO 80202


PURPOSE: To effectively and efficiently operate and maintain all HVAC and related equipment providing environmental control for the property. To serve as a standby operator and to perform maintenance from the tenant requests.


GENERAL DUTIES AND RESPONSIBILITIES MAY INCLUDE:

  • Insure a good response and action time to tenant requests.
  • Maintain good tenant relations through prompt and courteous response to tenant requests.
  • Perform general maintenance and limited operations of the HVAC equipment under the
  • supervision and direction of the Chief Engineer. Aid in the ordering, stocking and inventory of parts and supplies as directed by the Chief
  • Engineer.

SPECIFIC DUTIES AND RESPONSIBILITIES MAY INCLUDE:

  • Authority to make adjustments and changes on HVAC and related equipment to maintain
  • established comfort zones.
  • These adjustments and changes must be within the guidelines set forth by the Chief Engineer and shall include, but not limited to:

a) Chiller and reheat system temperature adjustment

b) Building environmental controls:

c) Thermostats

d) Cold deck regulators

e) Fresh air and exhaust systems

f) Duct dampers and splitters

g) Damper motors

h) Belt and pulley adjustments

i) B.A.S. set point adjustments

  • Start and stop HVAC machinery under the direction of the Chief Engineer.
  • Assume additional authority as delegated by the Chief Engineer.
  • Operate and maintain all HVAC and related equipment under the direction of the Chief Engineer.
  • Respond to all tenant requests promptly and courteously.
  • Bring equipment on line as necessary in the morning within the guidelines set forth by the Chief Engineer to assure proper established comfort zones.
  • Maintain a neat and orderly appearance within first class engineering trade standards.
  • Develop a thorough knowledge of all types of HVAC and related equipment through:

• Continuing Education

a) Self-education accomplishments

b) Manufacturer seminars where possible and practical

• Exerting personal efforts into the understanding and operation of all equipment.

• Participate in performing preventative maintenance on all air handling units as outlined

by the Chief Engineer.

a) Filter changes

b) Coil inspection and cleaning

c) Alignment of all bearings, motors and fans

d) Maintain AHU room conditions

e) Condensate pan cleaning and treating

  • Thoroughly clean and paint all equipment and surroundings in areas designated by the Chief Engineer.
  • Assist in the training and development of all fellow engineers.
