BG Staffing is currently seeking a dependable, skilled, and service-oriented Apartment Maintenance Technician to support a well-maintained residential community in Toms River, New Jersey. This position begins as a temporary-to-permanent opportunity, with the potential for direct hire for the right candidate. Upon successful permanent placement, the selected candidate will be required to become the property's live-in maintenance technician. Position Summary

The Apartment Maintenance Technician is responsible for maintaining the overall appearance, safety, functionality, and efficiency of the property. This role requires a hands-on professional who can perform a variety of repairs, respond to maintenance requests, prepare apartments for new residents, and help ensure a positive living experience for tenants.

Key Responsibilities

Apartment Turnovers and Unit Preparation

  • Prepare apartments for new residents by completing cleaning, painting, and minor repair work.
  • Install kitchen cabinets, vanities, light fixtures, and other apartment components as needed.
  • Ensure all units meet company standards prior to occupancy.

Maintenance and Repair Work

  • Respond promptly to resident maintenance requests and emergency service calls.
  • Troubleshoot and repair basic plumbing, electrical, carpentry, painting, HVAC, and appliance issues.
  • Diagnose maintenance concerns and implement effective solutions in a timely manner.
  • Perform preventative maintenance to help avoid costly repairs and downtime.

Property and Building Maintenance

  • Assist with maintaining grounds, common areas, and building exteriors as needed.
  • Monitor and maintain building systems and equipment, including:
    • Boilers
    • Pumps
    • Elevators
    • Fire safety systems
    • HVAC equipment
  • Perform seasonal property maintenance and snow removal when required.

Emergency Response

  • Respond professionally and efficiently to building emergencies, including:
    • Water leaks
    • Power outages
    • Heating and cooling issues
    • Other urgent maintenance concerns
  • Help maintain a safe environment for residents, visitors, and staff.

Vendor and Contractor Coordination

  • Coordinate with outside vendors and contractors for specialized repairs and projects.
  • Monitor contractor work to ensure quality standards and property requirements are met.

Documentation and Resident Relations

  • Maintain accurate maintenance records and inventory of supplies.
  • Report major maintenance issues, safety concerns, and capital improvement needs to property management.
  • Assist in enforcing community guidelines and addressing tenant concerns in a professional and respectful manner.
  • Build positive relationships with residents through responsive and courteous service.

Qualifications

  • Previous apartment maintenance, facilities maintenance, building maintenance, or handyman experience preferred.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
  • Ability to diagnose and resolve maintenance issues independently.
  • Strong problem-solving and communication skills.
  • Ability to prioritize tasks and respond effectively in emergency situations.
  • Must be able to lift, carry, and move maintenance equipment and supplies as required.
  • Reliable transportation and dependable attendance.
  • Willingness to become the property's live-in maintenance technician upon permanent hire is required.
