Position Summary

The Groundskeeper is responsible for maintaining the overall appearance, cleanliness, and safety of the apartment community's grounds and common areas. This role performs routine grounds maintenance, landscaping, cleanup, inspections, and other tasks necessary to ensure the property remains clean, attractive, and welcoming for residents and guests.

The ideal candidate is dependable, detail-oriented, physically capable, and takes pride in maintaining well-kept outdoor spaces and providing excellent customer service.

Key Responsibilities

• Maintain lawns, landscaping, flower beds, trees, shrubs, and other outdoor areas.
• Perform mowing, edging, trimming, weeding, planting, and general landscape maintenance.
• Keep sidewalks, parking areas, entrances, and common areas clean and free of debris.
• Collect and dispose of trash, leaves, branches, and other debris throughout the property.
• Assist with seasonal cleanup and property preparation.
• Perform basic exterior repairs and maintenance as needed.
• Maintain cleanliness and appearance of community amenities and outdoor areas.
• Assist with snow and ice removal, when applicable.
• Monitor the property for safety hazards, damaged landscaping, and maintenance concerns.
• Report maintenance issues, safety concerns, and property damage to the appropriate team member.
• Maintain and properly use landscaping tools, equipment, and supplies.
• Assist maintenance staff with general property upkeep as needed.
• Provide courteous and professional service when interacting with residents, vendors, and team members.
• Follow all company safety policies and procedures.
• Participate in emergency or after-hours maintenance support as required.

Qualifications

Required

• Previous groundskeeping, landscaping, janitorial, property maintenance, or related experience preferred.
• Basic knowledge of landscaping and outdoor property maintenance.
• Ability to safely operate common landscaping tools and equipment.
• Strong attention to detail and pride in maintaining clean and attractive grounds.
• Excellent customer service and communication skills.
• Ability to lift up to 50 pounds and perform physical work, including bending, climbing, kneeling, standing, and walking for extended periods.
• Ability to work outdoors in varying weather conditions.
• Reliable transportation and dependable attendance.
• Ability to work independently and as part of a team.

Preferred

• Previous experience working at an apartment community or multifamily property.
• Landscaping or grounds maintenance experience.
• Experience operating lawn mowers, trimmers, blowers, and other landscaping equipment.
• Basic knowledge of irrigation systems.
• Basic knowledge of exterior property repairs and maintenance.
• Experience with property management maintenance software.

Work Environment

• Indoor and outdoor work within a multifamily apartment community.
• Frequent exposure to heat, cold, rain, and other outdoor weather conditions.
• Frequent interaction with residents, vendors, and team members.
• Fast-paced environment requiring strong organizational and time-management skills.
• Occasional weekend and after-hours availability may be required.
