BG Staffing is seeking an experienced and certified Apartment Maintenance Technician to join a premier apartment community in Columbus, Ohio (43213). Position Summary

As a Certified Apartment Maintenance Technician, you will be responsible for maintaining the physical integrity of the property through preventative maintenance, resident service requests, repairs, and apartment turn preparation. The ideal candidate will possess well-rounded maintenance knowledge, strong HVAC experience, and the ability to perform a variety of technical repairs independently.

This role requires a hands-on professional who can diagnose problems efficiently, complete repairs correctly the first time, and provide outstanding customer service to residents and team members.

Key Responsibilities

Work Order Completion

• Respond to and complete resident service requests in a timely and professional manner
• Troubleshoot maintenance issues and determine appropriate repair solutions
• Accurately document completed work orders and repairs

HVAC Troubleshooting & Repair

• Diagnose, service, and repair HVAC systems
• Perform preventative maintenance on heating and cooling equipment
• Ensure all HVAC work is completed safely and in compliance with applicable standards
• EPA Certification is required

Electrical Repairs

• Troubleshoot and repair common residential electrical issues
• Replace outlets, switches, fixtures, and other electrical components as needed
• Follow all safety procedures and maintenance protocols

Plumbing Repairs

• Repair leaks, faucets, toilets, garbage disposals, and other plumbing components
• Diagnose plumbing issues and implement effective solutions
• Perform routine plumbing maintenance and inspections

Appliance Diagnostics & Repair

• Troubleshoot residential appliances including refrigerators, ranges, dishwashers, and more
• Complete repairs and replacements as necessary
• Ensure appliances are functioning properly before resident occupancy

Carpentry & General Maintenance

• Perform drywall repair, painting, minor carpentry, and general maintenance tasks
• Maintain common areas and property amenities
• Assist with preventive maintenance projects throughout the community

Unit Turns & Make-Ready Preparation

• Prepare vacant apartments for new residents
• Complete punch-list items and ensure units meet company standards
• Work efficiently to meet move-in deadlines and occupancy goals

Qualifications

Required

• Active EPA Certification or HVAC Certification
• Previous apartment maintenance experience
• Strong knowledge of both general and advanced maintenance functions
• Experience with HVAC, electrical, plumbing, appliance repair, and carpentry
• Ability to troubleshoot and diagnose maintenance issues independently
• Must provide and maintain personal work tools
• Strong attention to detail and commitment to quality workmanship
• Excellent customer service and communication skills

Preferred

• Multiple years of apartment maintenance experience
• Experience in fast-paced multifamily housing environments
• Additional maintenance certifications are a plus
