Position Summary

We are seeking an experienced Lead Engineer to oversee the maintenance and operations of a portfolio of commercial office buildings located in West Houston. This individual will be responsible for the overall performance, maintenance, and compliance of all building systems, including electrical, plumbing, HVAC, mechanical, and life safety systems. The ideal candidate will have extensive commercial real estate experience, strong leadership skills, and a customer-service-driven approach to building operations.

Essential Responsibilities

  • Oversee the electrical, plumbing, HVAC, and mechanical maintenance of the company's commercial building portfolio.
  • Manage building maintenance inventory and supplies while ensuring all buildings remain compliant with city codes and regulations.
  • Monitor and operate building automation systems (BAS), security systems, and fire alarm systems.
  • Participate in weekly on-call duties, responding to emergencies through emergency phone services and contracted monitoring stations.
  • Obtain bids, coordinate, and supervise outside vendors and contractors, including tenant improvement and company-coordinated build-outs.
  • Provide leadership, guidance, and support to building engineers and operational staff.
  • Respond promptly to tenant work orders and building service requests.
  • Maintain positive tenant relationships and provide exceptional customer service.
  • Coordinate and communicate effectively with day porters, security personnel, vendors, and property management teams.
  • Develop and manage repair and maintenance budgets, including monitoring utility consumption and identifying cost-saving opportunities.
  • Troubleshoot and respond to building issues, including:
    • Temperature complaints
    • Light bulb replacement
    • Electrical breaker resets
    • Equipment repairs
    • Restroom maintenance
    • Ceiling tile replacement
    • Door and lock repairs
    • General painting and cosmetic repairs
  • Operate and maintain building equipment, including:
    • Chillers
    • Pumps
    • Cooling towers
    • Energy Management Systems (EMS)
    • Fire alarm systems
  • Maintain mechanical rooms, equipment rooms, elevators, service areas, and workshops in a clean and organized condition.
  • Record and monitor electrical and water meter readings.
  • Perform or oversee maintenance and repairs to mechanical, plumbing, fire and life safety, and control systems.
  • Ensure compliance with all applicable building codes, regulations, governmental requirements, and company safety policies.
  • Travel regularly between properties, all of which are located within West Houston.

Qualifications

  • 10+ years of commercial real estate engineering experience preferred.
  • Previous experience in commercial property management is required.
  • Strong knowledge of building automation systems (BAS) is required.
  • Familiarity with rooftop units (RTUs) is required.
  • Experience with centrifugal chillers and chilled water systems is preferred.
  • Experience with HVAC pneumatic controls is preferred.
  • Demonstrated leadership experience and the ability to mentor and support engineering staff.
  • Strong initiative with a hands-on, problem-solving approach.
  • Excellent customer service and communication skills.
  • Honest, dependable, and a collaborative team player.

Technical Skills

  • Experience with various BAS, security, and camera software platforms for remote scheduling, monitoring, and operations.
  • Proficiency in Microsoft 365, including:
    • Outlook
    • SharePoint
    • OneDrive
    • Word
    • Excel
  • Adobe Acrobat
