Position Summary
The Maintenance Supervisor is responsible for leading the onsite maintenance team while ensuring the community is maintained to the highest standards. This role oversees service requests, preventative maintenance, apartment make-readies, vendor coordination, and property upkeep while delivering exceptional service to residents.
The ideal candidate is an experienced leader with strong technical knowledge, excellent troubleshooting skills, and a commitment to maintaining a safe, well-maintained community.
Key Responsibilities
- Supervise and support the daily activities of the maintenance team.
- Assign and monitor service requests to ensure timely completion.
- Perform and oversee repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and painting.
- Coordinate apartment make-readies and ensure units are move-in ready.
- Implement preventative maintenance programs for building systems and equipment.
- Troubleshoot maintenance issues and determine effective repair solutions.
- Maintain community amenities, common areas, and exterior grounds.
- Coordinate with vendors and contractors as needed.
- Maintain inventory of maintenance supplies and equipment.
- Ensure compliance with OSHA standards, safety procedures, and company policies.
- Participate in the on-call rotation and respond to emergency maintenance requests as needed.
Qualifications
Required
- Previous experience as a Maintenance Supervisor or Lead Maintenance Technician in a multifamily apartment community.
- EPA/HVAC Certification is required.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and general maintenance.
- Proven leadership and team management experience.
- Excellent troubleshooting and problem-solving abilities.
- Strong customer service and communication skills.
- Reliable transportation and dependable attendance.
- Ability to lift up to 50 pounds and perform physical maintenance duties.
Preferred
- CAMT, CPO, or additional industry certifications.
- Experience managing preventative maintenance schedules and vendor relationships.
- Familiarity with property management software and work order systems.
Work Environment
- Indoor and outdoor work in a multifamily apartment community.
- Frequent standing, walking, bending, climbing, and lifting throughout the workday.
- Regular interaction with residents, vendors, contractors, and onsite staff.
- Participation in an on-call rotation for emergency maintenance.
