Commercial Chief Engineer
Location: Tucson, AZ 85701
Employment Type: Contract-to-Hire
Pay Range: $40.00 - $44.00 per hour (DOE)
Position Summary
The Chief Engineer is responsible for leading all engineering, maintenance, and building operations functions to ensure the efficient, safe, and cost-effective operation of commercial properties. This role partners closely with Property Management to maintain property value, enhance tenant satisfaction, and support operational excellence through strategic planning, preventive maintenance, regulatory compliance, and team leadership.
The Chief Engineer may oversee a single property or a portfolio of properties and is responsible for managing engineering staff, contractors, vendors, and capital improvement projects.
Key Responsibilities
Leadership & Operations
- Lead and manage building engineering and maintenance operations.
- Partner with Property Management to establish and achieve operational goals and objectives.
- Provide leadership for continuous improvement initiatives and operational best practices.
- Maintain strong working relationships with tenants, clients, vendors, and property management teams.
Building Systems & Maintenance
- Serve as the primary contact for all building systems operations and maintenance activities.
- Ensure HVAC, electrical, plumbing, life safety, and other building systems operate efficiently and effectively.
- Conduct routine property inspections and identify maintenance or operational concerns.
- Develop preventive maintenance programs to maximize equipment life and minimize downtime.
Financial Management
- Assist in preparing annual operating budgets and capital expenditure plans.
- Monitor expenses and support monthly budget variance reporting.
- Identify cost-saving opportunities, energy efficiency initiatives, and utility optimization programs.
- Recommend and manage capital improvement projects.
Vendor & Contractor Management
- Oversee service providers and contractors, including janitorial, HVAC, electrical, landscaping, and parking services.
- Manage bid processes and ensure competitive pricing and quality service delivery.
- Coordinate contractor activities and ensure compliance with contractual requirements.
Compliance & Safety
- Ensure compliance with all applicable local, state, and federal regulations.
- Maintain life safety, environmental, emergency response, and OSHA compliance programs.
- Ensure required safety training and certifications are completed for staff and vendors.
- Support Energy Star, sustainability, disaster preparedness, and quality assurance initiatives.
Tenant & Client Relations
- Support leasing activities, property tours, and tenant improvement projects.
- Build and maintain positive tenant relationships.
- Respond promptly and professionally to tenant concerns and service requests.
- Provide regular operational updates and reports to management.
Emergency Response
- Be available to respond to after-hours emergencies and planned maintenance activities as required.
Qualifications
Experience
- Minimum 10 years of progressively responsible building maintenance or engineering experience.
- Commercial real estate or property management experience required.
- Previous leadership or supervisory experience preferred.
Education & Certifications
- CFC Certification required or preferred, as applicable.
- LEED accreditation and other operating licenses preferred.
- Additional technical certifications relevant to building operations are a plus.
Technical Skills
- Strong knowledge of commercial building systems, including HVAC, electrical, plumbing, and life safety systems.
- Proficiency with Microsoft Office Suite (Excel, Word, Outlook, and Windows applications).
- Understanding of energy management, sustainability practices, and regulatory compliance requirements.
