The Property Manager reports to the General Manager and owns the day-to-day operations, tenant relationships, financial oversight, and vendor management for an assigned mixed-use portfolio. This is a hands-on, high-ownership role — you’ll be the primary point of accountability for your property’s performance and the primary face of Rebees to the tenants who call it home.

General Areas of Responsibility

• Deliver hospitality-first property management that makes tenants feel like neighbors, not account numbers.

• Execute RMC’s property management policies and procedures across mixed-use, office, and retail assets.

• Drive operational excellence and proactively surface ideas to improve processes and tenant experience.

• Manage multiple concurrent workstreams with precision, meeting deadlines and ownership-level expectations.

• Collaborate cross-functionally with engineering, leasing, accounting, and construction to advance property and company goals.

Focus Areas of Responsibility


Tenant Relations & Communications


• Serve as the primary point of contact for tenants — responsive, proactive, and solutions-oriented.

• Manage tenant onboarding, move-ins, move-outs, and ongoing relationship stewardship throughout the lease term.

• Draft and distribute tenant correspondence, notices, rent commencement letters, and operational communications.


Lease Administration & Reporting


• Own lease files, abstracts, and tenant records; coordinate lease setup, amendments, and Prophia/VTS data integrity.

• Prepare monthly and quarterly ownership reports, budget variance analysis, and reforecast submissions.

• Support annual budget preparation and track performance against approved operating plans.


Financial Operations


• Oversee accounts receivable, rent collection, and collections follow-up; manage CAM billing and reconciliation.

• Review, code, and approve invoices through AVID; maintain utility billing and accounts payable accuracy.

• Identify and escalate financial risks; maintain clear AR aging documentation for ownership reporting.

Operations & Vendor Management

• Administer the work order system (MRI/Angus); ensure tenant issues are logged, tracked, and resolved on time.

• Manage vendor relationships and service contracts; track COIs, compliance requirements, and contract renewals.

• Conduct regular property walks; prepare inspection reports and coordinate with engineering on maintenance standards.

• Support construction administration for tenant improvements and capital projects as needed.

Team & Administrative Support

• Mentor and coordinate with APMs and property admin staff; foster a culture of ownership and follow-through.

• Manage property office operations, including calls, mail, supply inventory, meetings, and tenant events.

• Perform additional duties as assigned in support of property and company objectives.


Qualifications & Skills


• Bachelor’s degree preferred, with concentration in Management, Finance, Real Estate, or related field.

• 3–5+ years of commercial property management experience; mixed-use or retail experience strongly preferred.

• Proficiency in MRI, Yardi, or comparable property management software; familiarity with Prophia, VTS, or AVID is a plus.

• Advanced Microsoft Office skills (Excel, Outlook, Word, PowerPoint); comfort with AI-assisted workflow tools.

• Strong financial acumen — able to read, interpret, and present operating financials with confidence.

• Exceptional communication skills, both written and verbal; represents RMC with professionalism at all times.

• Highly organized and detail-oriented with strong project management and follow-through habits.

• Self-starter who takes initiative, owns outcomes, and doesn’t wait to be directed.

• Proven ability to manage multiple priorities in a fast-paced, deadline-driven environment.

• Strong character and ethical grounding; maintains confidentiality and exercises sound judgment.

• Fiscally responsible with a bias toward thoughtful cost management and value creation.

Physical Demands

The physical demands described are representative of those required to perform the essential functions of this role.

• Regularly required to sit, stand, walk, use hands, reach, and communicate effectively.

• Occasionally required to stoop, kneel, crouch, crawl, or climb ladders during property walks and inspections.

• Must be able to lift and/or move up to 75 pounds on occasion.

• Specific vision requirements include close vision, color vision, and the ability to adjust focus.
