Commercial Property Manager
Location: Norfolk, VA
Employment Type: Contract to Hire
Pay: $28.85 an hour
Position Summary
We are seeking a motivated, organized, and proactive Commercial Property Manager to oversee the day-to-day operations of a 125,000-square-foot office building. This is an excellent opportunity for a commercial property management professional looking to grow their career while taking ownership of a well-maintained office property. The ideal candidate is a self-starter who can work independently, communicate effectively with tenants, vendors, and ownership, and anticipate issues before they become problems. This individual will play a key role in maintaining the property's financial performance, operational efficiency, and tenant satisfaction.
Primary Responsibilities
Property Operations
· Oversee the daily operations of a commercial office building.
· Conduct regular property inspections to ensure a safe, clean, and well-maintained environment.
· Respond promptly to tenant concerns and coordinate timely resolution of maintenance issues.
· Ensure compliance with lease provisions and building policies.
Financial Management
· Assist in the preparation and management of annual operating budgets.
· Monitor operating expenses and identify opportunities for cost savings.
· Input, code, and process vendor invoices accurately and in a timely manner.
· Review and approve invoices for payment.
· Assist with monthly financial reporting and budget variance analysis.
· Prepare and complete annual Common Area Maintenance (CAM) reconciliations accurately and on schedule.
Lease Administration
· Enforce lease terms and ensure tenant compliance with lease obligations.
· Track critical lease dates, including renewals, expirations, and rent adjustments.
· Coordinate tenant move-ins, move-outs, and tenant improvement projects.
Vendor Management
· Solicit competitive bids for maintenance and service contracts.
· Manage relationships with contractors and service providers.
· Monitor vendor performance to ensure work is completed safely, on time, and within budget.
· Verify insurance certificates and contract compliance.
Staff Supervision
· Supervise on-site maintenance, janitorial, and support personnel.
· Assign work, monitor performance, and foster a positive, team-oriented work environment.
· Coordinate staffing needs to ensure efficient building operations.
Qualifications
· One to three years of experience in commercial property management, facilities management, real estate, or a related field preferred.
· Experience with Yardi property management software is required.
· Knowledge of budgeting, financial reporting, lease administration, and CAM reconciliations.
· Proficiency in Microsoft Office, particularly Excel.
· Valid driver's license and reliable transportation.
