POSITION DESCRIPTION

Title – Lead Maintenance Technician

Division/Department – Property Services / Maintenance

Hourly – $32–$39 per hour (hourly; overtime with approval)


SUMMARY

The Lead Maintenance Technician is responsible for supporting day-to-day maintenance operations across

504 residential units within two communities. This role requires strong technical proficiency in general

maintenance, HVAC, plumbing, electrical, appliance repair, carpentry, and troubleshooting.

The Lead Maintenance Technician partners with the maintenance team, construction technicians, and

operations staff to ensure timely completion of work orders, high-quality unit readiness, and a

well-maintained community environment. Responsibilities include responding to service requests,

participating in on-call rotations, and supporting unit turns while maintaining professional standards of

customer service.


RESPONSIBILITIES, FUNCTIONS, AND BASIC DUTIES

• Perform maintenance, repairs, and troubleshooting across residential units and common areas

• Respond promptly to work orders and resident concerns

• Participate in an on-call rotation (one week every 4–5 weeks)

• Support make-ready and unit turn processes

• Install, diagnose, and repair appliances

• Maintain and repair HVAC, plumbing, electrical, and carpentry needs

• Assist with periodic inspections of buildings and grounds

• Collaborate with maintenance and construction teams to complete assigned projects

• Document completed work in property management systems

• Maintain cleanliness and safety of work areas; comply with safety standards and applicable regulations

• Other duties as assigned

• Work a flexible schedule including on-call shifts and occasional evenings or weekends

QUALIFICATIONS

Academic / Credentials / Certifications

• High school diploma or equivalent (required)

• HVAC EPA certification (preferred)

• CPO certification (preferred)


Specialized Skills / Technical Knowledge

• Proficiency in HVAC, plumbing, electrical, carpentry, and appliance repair

• Strong troubleshooting skills across multiple building systems

• Familiarity with relevant regulations and safety standards

• Comfort using property management software and Microsoft Office tools


Physical Requirements

• Ability to lift up to 50 lbs and perform physical tasks (standing, bending, climbing stairs/ladders)

• Ability to work in varying weather conditions as needed

• Manual dexterity for tools and equipment
