Residential and Commercial Property Manager

Direct Hire; $75K plus bonus

·        Oversight of 30 properties with 45 tenants

·        1 MF property in NY that will require them to manage with an onsite Building Manager but it wont' require them to be there on site.

·        mis of retail, medial, industrial and MF

·        building are all over the country so they need to be able to manage the portfolio from the NJ office. In time, they will want them to visit the locations and they will pay for travel costs at that time

·        Yardi experience a plus

·        Must have CRE background since 95% of properties are Commercial

·        Talk to tenants, landlords, coordinate with vendors

·        MUST be a problem solver and work well with others

·        Will report to the business manager

·        Year end individual and team bonus if hit goals 

 


Responsibilities include:

·        Oversee day-to-day operations of residential and commercial properties, including maintenance, repairs, inspections, vendor coordination, and compliance with relevant codes and regulations.

·        Manage tenant and client communications across phone, text, and email, documenting all interactions in Notion and Yardi.

·        Serve as on-call contact for property emergencies, including weekends, responding promptly to phone calls and text messages through the property management line.

·        Support leadership in implementing systems and processes that drive efficiency, tenant satisfaction, and long-term asset value.

·        Administer lease agreements from negotiation through renewal and enforcement, ensuring accuracy and compliance.

·        Supervise maintenance activities and coordinate with third-party vendors for repair, construction, and janitorial services.

·        Assist with construction and fit-out activities in partnership with internal and external teams.

·        Coordinate move-in and move-out processes including walkthroughs, damage assessments, and security deposit processing.

·        Market vacant units, screen tenants, draft leases, and onboard new tenants effectively.

·        Sending out tenant invoices, tracking payment in Yardi and collaborate with accounting/finance on budget tracking, monthly reporting, billing accuracy, rent escalations, and collections.

·        Manage insurance compliance, property tax reimbursements, business registrations and required certifications.

·        Ensure compliance with local, state, and federal regulations, including life safety and environmental standards.

·        Conduct occasional site inspections to ensure properties are well-maintained and operating efficiently.

·        Assist with the preparation and management of annual operating budgets and capital expenditure plans.

·        Work with Finance regarding commercial tenant CAM calculations and charges

·        Provide coverage and support for the Finance Manager as needed.

·        Perform additional tasks and responsibilities as assigned by management, within reason, to support the overall needs of the company.
