Facilities Manager (High-Rise / Mixed-Use)

Summary

Hands-on leader to oversee daily operations, maintenance, and safety for a mixed-use asset. You’ll manage building systems, lead staff and vendors, and uphold high standards of reliability, cleanliness, and resident/tenant satisfaction.

Responsibilities

• Run building systems: HVAC, plumbing, electrical, elevators, fire/life safety, BMS/BAS
• Lead high-rise plumbing (domestic water, booster pumps, risers, waste systems, leak prevention)
• Direct and develop in-house techs; schedule and manage contractors/vendors
• Build and execute preventive maintenance across tower, retail/office, and garage
• Ensure code compliance; prep for inspections/audits
• Triage and resolve work orders quickly with clear communication
• Own OPEX/CAPEX planning, budgeting, bids, and service agreements
• Lead emergency response/on-call and coordinate corrective actions

Qualifications

• 5+ years in facilities/engineering for high-rise or large mixed-use properties
• Strong HVAC and high-rise plumbing expertise; working knowledge of electrical, elevators, life safety, BMS/BAS
• Team leadership plus vendor/contractor management experience
• Proven preventive maintenance programs and CMMS use (e.g., Building Engines, Angus/MRI, Yardi)
• Budgeting/cost control and capital project support
• Safety-first mindset (OSHA practices); strong documentation and communication
• Willing to participate in an on-call rotation

Nice to have: EPA 608, OSHA-10/30, SMA/SMT, BOC, CEM; leak detection, water treatment, and energy management experience.
