Commercial Building Engineer

Area of Dallas: N. Dallas, corner of Spring Valley and Midway

Office Building ~250,000 sqft.

Salary Range: $70,000 - $75,000


Position Summary: Provides assistance and support in the repair, maintenance, and installation of mechanical equipment, machines, tools, and in the maintenance of buildings/properties, grounds, and utility systems of commercial office buildings by performing the following duties.


Essential Duties and Responsibilities include the following. Other duties may be assigned.

x Maintains superior client and customer service practices at all times.

x Repairs, maintains, and installs machines, tools, and equipment to ensure continuous operations.

x Performs maintenance activities on utility systems to provide continuous supply of heat, electric power, gas, or air required for operations.

x Assists in ongoing preventive maintenance program in conjunction with other engineering and maintenance staff.

x Inspects operating machines and equipment for conformance with operational standards.

x Identifies low levels in department inventory; maintains inventory including proper storage and knowledge of use.

x Assists in compliance with Hazard Communication Program, including Material Safety Data Sheet (MSDS), labeling, storing and handling of materials, etc.

x Assists with the identification of safety procedures, equipment and protective clothing requirements.

x Responds to work orders as directed by management.

x Assists in the application of key control policies and procedures.

x Assists the Building Engineer or Chief Engineer and Property Manager with other duties as requested.


OTHER SKILLS AND ABILITIES

x Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems.

x Understanding of pneumatics.

x Technical skills in the areas of: plumbing (pipe cutting, resolution of sewer back-up problems, etc) electrical systems (wiring, tracing out bad circuits, etc.) HVAC systems, pneumatics, fire and life safety systems.

x Working knowledge of air and water balancing.

x Computer skills.

x Ability to meet work standards and varying work schedules as necessary.

x Ability to read hazard material labels and instructions.

x Ability to recognize the needs and be sensitive to the feelings and concerns of customers and employees.

x Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlines.

x Ability to work with all staff members as a team.

x Ability to work independently and self motivate.

x Good communication skills.


Education/Experience: A high school education or the equivalent is required. College degree preferred. Also, a minimum of three (3) years of property management or service advisory or equivalent experience is preferred.


Certificates and Licenses: Universal refrigeration certification required. Licenses or certifications as required by state or local municipalities may be required. SMA or FMA designations preferred.
