About the Community

We’re seeking a Maintenance Supervisor to join our team at a 40-unit student housing community with newer construction. This role requires strong customer service, hands-on skills, and leadership to ensure the community operates at peak performance. You’ll work closely with the Property Manager to maintain accountability, teamwork, and service excellence.

Position Summary

The Maintenance Supervisor leads the service team in maintaining the physical integrity of the community, completing resident service requests, overseeing unit turns, and ensuring preventative maintenance and safety standards are consistently met. This is a working supervisor position, you’ll lead by example while performing repairs and coordinating all maintenance activities.

Key Responsibilities

  • Lead the service team to complete resident work orders, community upkeep, and emergency repairs.
  • Oversee and personally complete the make-ready process for vacant units, including inspections, punch lists, scheduling vendors, and ensuring timely completion.
  • Establish and uphold standards for cleanliness and curb appeal across all common areas, grounds, and amenities.
  • Supervise and inspect the work of service team members, vendors, and contractors to ensure quality and compliance.
  • Maintain inventory, order supplies within budget, and ensure tools and equipment are used correctly.
  • Manage monthly preventative maintenance schedules and documentation.
  • Conduct regular safety meetings, maintain OSHA/MSDS compliance, and promote a safe work environment.
  • Provide exceptional customer service by addressing resident needs quickly, professionally, and with urgency.
  • Partner closely with the Property Manager to ensure accountability, accurate reporting, and effective teamwork.

Qualifications

  • 3+ years of maintenance experience, with at least 1–2 years in a supervisory or lead role (multifamily or student housing preferred).
  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building systems.
  • EPA certification (preferred) and working knowledge of safety protocols.
  • Proven leadership skills with the ability to mentor and hold team members accountable.
  • Excellent organizational and communication skills.
  • Availability for on-call rotation and after-hours emergencies.
