As maintenance tech you care for overall maintenance of the property to ensure that all physical aspects of the property meet all the company’s established standards. Some background in general maintenance would be helpful but a general knowledge of how things work and a willingness to learn and take direction coupled with a friendly, helpful, and caring personality are more important. Troubleshoot and repair all aspects of the property and building components. That includes landscaping, plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall. Work may be performed independently or as part of the maintenance team. While there are times the work can be difficult the overall working environment is relaxed and comfortable.
Responsibilities:
• Aid in maintaining all buildings, common areas, and grounds in a safe and clean manner
• Perform special assignments as needed, or required by the Property Manager
• Maintain regular and on-call work schedules appropriate to property needs
• Performs various community maintenance functions including light bulb changes, filter changes, concrete / asphalt repairs, curb stop placement, signage adjustments, HVAC repairs, caulking, painting, pressure washing and vinyl repair
• Assists in monitoring maintenance inventory
• Be able to operate hand tools normally used in construction and power tools including drills, circular saws, key machine, chain saw, reciprocating saw, and hammer drill
• Be able to operate Landscape Maintenance tools such as zero turn mowers, chainsaw, edger, string trimmer, hedge trimmer, pole pruner, ladder, backpack blower, spraying equipment
• Assists the Maintenance Supervisor with special projects if necessary
• Maintains regular and consistent attendance and punctuality to ensure all essential duties are fulfilled to satisfactory level

• Troubleshoot work orders daily for property management prioritizing the service requests and ensuring they are completed in a timely fashion (within 24-48 hours).
• Maintain the exterior grounds of the property and conduct seasonal duties such as leaf and snow removal.
• Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
• Prepare for inspections.
• Be available for quick response per company policy if on-call duties are required.
• Attend staff meetings as required or requested.
• Other responsibilities as assigned by Director of Operations or Property Manager.

• Respond to a variety of requests efficiently and accurately.
• Be enthusiastic about our property by ensuring grounds, amenities and entrances are always ready to WOW.
• Work well under pressure and be able to drive a company vehicle or golf cart, work with electricity, repair HVAC’s, troubleshoot various appliance problems, perform preventive maintenance, and respond to emergency requests from managers.
• Have a willingness to learn and take advantage of opportunities to receive additional certifications and/ or training.
• Work closely with management to maintain clean, safe, and appealing property.
• Communicate regularly and professionally with other maintenance workers, management, staff, and work closely with them on all special maintenance projects.
• Maintain grounds and common areas and keep them free from trash and debris.
• Report maintenance concerns directly to management and perform repairs.
• Mow, weed, edge, and otherwise maintain common areas and parking lot grounds.
• Conduct irrigation systems inspections and repairs.
• Perform other miscellaneous duties as assigned.
If You Have the Following, We Want to Hear from You!
