Oversee capital improvement projects and other property maintenance projects at all properties under management. Implements preventative maintenance schedules, assigning tasks to staff or qualified vendors, regular inspection programs, ensuring safety protocols and emergency management plans are followed.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

· Project management:

Lead the implementation of capital projects and negotiating contracts with third-party service providers and contractors. Communicate frequently with ownership regarding all maintenance activities.

· Planning and scheduling:

Develop and implement preventative maintenance schedules, work order systems, and routine inspection protocols to identify potential issues before they become major problems.

· Vendor management:

Negotiate contracts with external vendors for maintenance services and parts, ensuring quality and cost-effectiveness. Find,screen, and contract with new vendors as needed.

· Staff management:

Hire, train, and supervise a team of maintenance technicians, assigning tasks and ensuring proper skill levels for each job.

· Budget monitoring:

Monitor maintenance expenses, track costs associated with repairs and replacements, and manage the department budget effectively.

· Emergency response:

Lead the response to urgent maintenance issues and repairs, coordinating with relevant personnel to minimize downtime.

· Compliance management:

Ensure adherence to all safety regulations, building codes, and environmental standards related to maintenance practices.

· Reporting and analysis:

Generate reports on maintenance activities, equipment performance, and budget status to inform decision-making.

· Property inspections:

Conduct regular inspections of buildings and equipment to identify potential issues and prioritize repairs.

REQUIRED SKILLS:

· Understanding of various building systems (electrical, plumbing, HVAC), mechanical equipment, and facility maintenance procedures.

· Ability to manage large projects and building improvements from bid process through completion.

· Analyze complex maintenance issues, identify root causes, and develop solutions.

· Ability to motivate and manage a team of technicians, delegate tasks effectively, and provide clear direction.

· Communication skills:

Clear and concise communication with stakeholders, including technicians, management, owners and other departments.

· Budgeting and financial management:

Ability to track expenses, manage budgets, and prioritize maintenance projects based on cost-benefit analysis.
