Commercial Property Manager

Pay: $80,000 - $85,000 + bonus

Location: Atlanta, GA 30339 (75/285)


**Must have College Degree and must have Commercial Real Estate experience, NO EXCEPTIONS**


As a Property Manager, you will assist in providing day-to-day operations management of the property while emphasizing positive response to concerns of tenants and meet the investment objectives of the Owner.


Responsibilities include, but are not limited to:


ACCOUNTING

• Accounts Payables – Property Manager is responsible for ensuring all invoices for the property are coded, given to SPM for approval and paid.

• W-9’s – Obtains completed W-9 forms from all vendors.

• Manual Adjustment Forms – PM will be required to prepare manual adjustment forms for all miscellaneous Tenant Service Request (e.g., requested HVAC over time, labor to hang white boards, keys).


OPERATIONS

• Contracts – Draft contracts as requested by managers within 24-48 hours of the request for review by the manager.

• Develop and maintain ethical, professional, and courteous relations with contractors and tenants.

• Handle the administration and vendor management of all activities related to the physical operation of the property.

• Manage fiscal activities of the property including, but not limited to: on-site accounting, operations analysis, budget preparation and management, business and financial planning.

• Direct all emergency procedures including but not limited to: fire, life, safety • Comply with all company and regional policies.

• Certificate of Insurance Tracking – COI’s must be maintained and updated on a regular basis for both Tenants and Contractors.

• Negotiate contracts with key outside contractors to provide services required. Ensure that work performed by contractors is performed timely and appropriately with applicable liability/insurance coverage.


TENANT RELATIONS

• Customer Service – Provide superior customer service to all tenants, clients, contractors, and vendors at all times.

• Tenant Events – PM is responsible for assisting SPM in planning and coordination of all schedule tenant events at the property.

• Tenant Meetings – Plan agenda for meetings and have approved by SPM

• Tenant Handbook – Review, update, revise, and distribute to tenants.

• Tenant Notification – Prepare tenant memos and correspondence as directed by Managers regarding scheduled maintenance, building holidays, etc.

• Tenant Move-In’s/Move-Out’s – coordinate all arrangements, notifications and acquire proper authorizations and collect certificate of insurance as necessary.

• Contact Lists – Maintain daily and update no less than monthly tenant, employee and contractor’s contacts lists to include emergency contact numbers.


EDUCATION AND EXPERIENCE

• Bachelor’s degree in business administration or related field from an accredited institution.

• Three to five years professional work experience, with supervisory experience strongly preferred.

• P&L responsibility and budgetary experience.

• Interact with employees, visitors and contractors with poise and diplomacy.

• Maintain a calm demeanor in emergencies.

• Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style.

• Speak before an audience with confidence, using appropriate communication skills/style.

• Demonstrate strong initiative and customer service orientation.

• Establish and maintain a cooperative working atmosphere among staff.

• Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.

• Perform numerical and financial calculations.

• Analyze and interpret various types of data in order to draw conclusions and solve problems.

• Demonstrate proficiency in Microsoft Office software.

• Experience using property management accounting platform, such as Yardi or MRI

• Perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings.

• Ability to lift up to 25lbs.

• Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters.

• Transfer properties and work overtime as business needs deem appropriate.
