General job description:

This person will be responsible for daily management and oversight of three commercial office building assets in the Clear Lake area of Houston. This includes tenant relationship, lease administration, operational and financial reporting and capital budgets. This position reports to the Director of Real Estate Services.

Responsibilities:

·        Build and foster tenant relationships, providing a high level of customer service. This includes timely and accurate responses to tenants, contractors and vendors.

·        Perform all lease administration duties and monitor collections.

·        Prepare and present accurate financial reports, budgets, operating reports and capital budgets.

·        Administer vendor contracts and all necessary services to maintain / enhance value, operating efficiencies and the physical appearance of assigned properties.

·        Oversee operation of building systems, supervise employees and monitor contractors who perform routine maintenance and repair work.

·        Provide direction and leadership to maintenance staff (working with Director of Engineering).

·        Identify product and services required for properties, prepare specification and evaluate proposal for service and make recommendations to Director of Real Estate Services.

·        Provide and foster positive relationships with tenants, external clients, and internal clients.

Education and Experience:

·        Bachelors degree in business management, finance, accounting or management-related discipline.

·        Minimum of 5-10 years of recent commercial property management experience ideal.

·        Texas Real Estate license preferred.

Skills:

·        Proficient in Microsoft Office and Yardi Voyager experience an advantage.

·        Solid analytical and problem-solving ability.

·        Ability to handle multiple projects and challenging priorities.

·        After hour accessibility to address emergencies.

·        Strong tenant relationship skills.

·        Exceptional oral and written communication skills.
