JOB DESCRIPTION FOR ENGINEER 3
POSITION HOURS
7a – 4p M-F; necessary on-call duty
POSITION SUMMARY
· Maintain and operate large and small scale HVAC systems, electrical systems, plumbing systems, boiler systems, control systems and their support equipment
· Respond to tenant service requests
· Troubleshoot problems and recommend enhancements for all building mechanical and electrical systems
· Work on special projects assigned by the Chief Engineer
ESSENTIAL POSITION DUTIES
· Respond to tenant service requests relating to HVAC, plumbing, mechanical or electrical problems and initiate corrective action
· Perform preventive maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, ballast replacement, and bearing replacement
· Operate and maintain water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building
· Maintain, consistently troubleshoot, and make repairs & adjustments to building mechanical systems (electrical, plumbing, air conditioning); disassemble, clean, examine for wear or damage, replace parts, test and adjust mechanical equipment (pumps, fans, dehumidifiers, compressors, condensers, water coolers, cooling towers, etc.)
· Upgrade and recommend enhancements for HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and their support equipment
· Regularly check and record temperature, pressure, water flow, air flow, and chemical readings
· Periodically inspect building and equipment to determine necessary maintenance and repair work
· Perform duties required to correct emergency conditions such as sewer back-ups and water infiltration
SPECIAL PROJECTS
Central Plant Supervisor
· Direct all work and contracting in Central Plant
· Maintain responsibility for proper chemical levels in condenser & evaporator system
· Make Chief Engineer aware of any repairs or modifications needed and coordinate implementation of such
· Order chemicals and coordinate with water treatment contractor
· Provide reports to Chief Engineer upon request
Additional Supervisory Responsibilities
· May be assigned supervisory responsibilities in the absence of the Chief Engineer or in specific areas of responsibility
QUALIFICATIONS
Education and Experience
· HS diploma or GED; min 5 years experience in a similar job; or equivalent combination of education & experience
Language Skills
· Ability to read and interpret documents such as safety rules, operating & maintenance instructions, and procedure manuals
· Ability to read and interpret blueprints
Mathematical Skills
· Ability to add, subtract, multiply, and divide in all unites of measure, using whole numbers, common fractions, and decimals
· Ability to compute percentages
Reasoning Ability
· Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
· Ability to deal with problems involving several concrete variables in standardized situations
Other Skills & Abilities
· Proficiency in energy management systems, design of base-building systems, and air & water balancing
· Leadership and management skills
· Proven ability to work independently
· Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems
· Understanding of pneumatics and DDC controls
· Technical skills in the areas of: plumbing (pipe cutting, resolution of sewer back-up problems, etc.), electrical systems (wiring, tracing out bad circuits, etc.), HVAC systems, pneumatics, fire & life safety systems
· Basic computer proficiency (email, MS Office applications)
· Ability to read hazard material labels and instructions
· Ability to work within set standards and procedures; receive guidance & supervision; follow work rules, safety & security practices; and meet deadlines
· Ability to work with all staff members as a team
· Strong verbal and written communication skills
CERTIFICATES, LICENSES & REGISTRATIONS
Universal CFC Certification preferred; may be required due to building/operational needs
Maintenance Electricians License, as required by code
PHYSICAL DEMANDS
· While performing the duties of this job, the employee:

· Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and ability to adjust focus in order to differentiate items such as chill water lines, condenser water lines, and the fire system
WORK ENVIRONMENT
While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and fumes or airborne particles. The employee is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. The noise level in the work environment is usually moderate to loud.
