Job Description

 

The Maintenance Engineer is responsible for working directly with the Chief Engineer, Tenants and Property Management. Your goal is to implement and maintaining a safe and efficient operation and maintenance of all necessary building systems within various medical office buildings. Including energy management systems, preventive maintenance, quality standards, operating objectives, and goals of the company. This must be done in a manner that not only protects, but also maximizes the value of the property. Your contact with tenants, prospective tenants, owners, and vendors is to be guided by the highest professional standards including positive, supportive, friendly behavior and legendary service.

 

 


Job Duties and Responsibilities

 

·        Perform preventive maintenance duties, including changing filters, grease motors, inspecting/adjusting belts, and annual inspections as directed by manufacturers.

·        Monitor and maintain optimum performance of all building systems.

·        Oversee activities of contractors, vendor personnel and suppliers and ensure adherence to contract specifications and building standards.

·        Serve as liaison with building tenants in the resolution of day-to-day operational issues.

·        Maintain chillers, pumps, air handlers, fan powered boxes etc. to the best of your knowledge.

·        Update work orders at the beginning of the day in Angus Anywhere.

·        Maintain and enhance the value, operating efficiency, and the physical appearance of the property.

·        Assure all equipment is operated and maintained within the manufacturer’s specifications.

·        Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.

·        Build and maintain effective communications and relationships with the Property Management Staff, tenants, vendors and peers.

·        Overall communication style must be proactive as well as responsive and service oriented.

·        Take initiative on problems and special needs of the property or tenants.

·        Must be able to handle multiple projects, changing priorities when needed.

·        Document and report activities.

·        Respond immediately to emergency situations and customer concerns.

 

 

DAILY JOB ROUTINE WILL LOOK LIKE

 

·        Start your day at 7:30 am work until 4:30pm. Have one hour for lunch.

·        First look at work orders in Angus and FM apps for new and old work orders.

·        Take care of Tenant work orders first then move on to building related work orders.

·        After work orders have been completed and updated using the app move on to walking the buildings looking for issues in Park, Plaza and Midtown.


·        First start off with common areas, hallways and lobbies. You will be looking for lights out, stained ceiling tiles and damaged walls.

·        Next you will check the bathroom looking for all the same things but you will add checking the toilets, faucets and hardware on the bathroom stalls.

·        After you have completed your rounds you will creat work orders for yourself and then you can start working on those.

 

 


PREFERRED POSITION REQUIREMENTS

 

·        High School Diploma or G.E.D.

·        Minimum 5 years of experience with comparable equipment and operations.

·        Intermediate Word and Excel proficiencies preferred.

·        Microsoft Outlook knowledge preferred.

·        Oral and written communication skills.

·        Strong customer service orientation.

·        Communicates by telephone, text, e-mail, and in-person.

·        Pre-employment background checks required.

·        May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments).

·        On call duties as needed.

·        Must have a understanding of electrical, plumbing and HVAC

·       Physical requirements to include stooping, standing, climbing and lifting of a minimum of 50 lbs.
